Meta discloses $279 billion in future AI data center lease commitments
AI data center spending just showed its off-balance-sheet side. In a regulatory filing for the quarter ended June 30, 2026, reported by Bloomberg on July 30, Meta disclosed $279 billion in future lease obligations, mostly AI data centers, colocation and certain network infrastructure.
The numbers
That is up 53% from $183 billion a quarter earlier. Meta added a further $68 billion in commitments during July alone, with those starting in 2027 and 2028. Lease terms run up to 30 years.
Under US accounting rules these obligations generally stay off the balance sheet until the services actually begin, which is why the number lands as a disclosure rather than as debt.
Meta shares fell roughly 7% after the filing.
The shape of the bet
The interesting part is the shape of the commitment, not just the size. Thirty-year leases are a bet that demand for this compute holds for three decades. The revenue that pays for it is being forecast on a much shorter horizon.
Whether a 30-year data center lease turns out to be a moat or a millstone is now one of the defining open questions of the AI build-out.
