Anthropic just signed a $19 billion data center lease, and its landlord used to mine bitcoin.

On July 6, 2026, TeraWulf announced a 20-year lease with Anthropic for a 401-megawatt AI campus at its Justified Data site in Hawesville, Kentucky. The deal locks in about $19 billion in contracted revenue over the life of the lease. First capacity comes online in the second half of 2027, and the campus should be fully operational by early 2028.

From mining rigs to AI compute

The twist in this deal is the landlord. TeraWulf started as a bitcoin miner. Like several of its peers, it is repointing its power and sites from mining rigs to AI compute, and the logic is straightforward: one investment-grade tenant on a 20-year lease beats the volatile economics of block rewards.

The site itself tells the same story of repurposing. The Hawesville campus is a former aluminum smelter that TeraWulf bought this February for $200 million. Aluminum smelting, like bitcoin mining and now AI training, is fundamentally a business of cheap, abundant electricity, and the grid connections built for one era of heavy industry are being handed to the next.

The energy map is being rewritten

The AI boom is redrawing where valuable industrial real estate sits. Old industrial towns with big power connections are becoming prime property, because a 401-megawatt interconnection is far harder to get than land or buildings. Crypto miners, who spent years assembling exactly that kind of power access, are cashing in as AI landlords.
